Operated by the MBAV and catering for up to 40 course applicants, the BLSC is the first fully integrated training facility for the Construction Industry in the Southern Hemisphere. It features the latest state-of-the-art simulation equipment, a 15 metre panoramic screen, 12 replica ‘site sheds’ and a team of specially-trained actors to create an ultra-realistic virtual workplace where participants face the challenges of a real building site in a risk-free environment.
Struxture was engaged to effectively provide a ‘turn-key’ package of management for the project, including both Project Management and the actual construction delivery.
The project included a complete strip-out of the existing tenancy, extending the upper floor out into the warehouse area, upgrading all of the existing windows to double-glazed units, re-building the entrance and internal stairs to comply with DDA standards, replacement of the mechanical system and installation of an internal lift.
The project was completed over 8 months with a staged handover to allow the Client to move in and safely commence some operations, even before final construction activities had been completed.
Struxture worked closely with the design team, providing advice on buildability and project delivery to allow fast-tracking of the construction phase, while ensuring the project was still completed under budget.
Owing to the extremely tight deadline, the letting of trades was staged as the scope was finalised and design documentation became available. By focusing on those trades on the critical path, Struxture managed the risk while still competitively tendering each package and delivering value for money.
